I have a recurring problem with my drains.

When there's high flow to the drains (clothes washer and kitchen sink both draining) the basement floor drain will overflow, flooding my basement. We suspect the system in not venting properly, because the kitchen sink drains very slowly, then gurgles before draining. The main stack is on the opposite side of the house from the laundry and kitchen, if that matters. There is a secondary vent on the side of the house with the kitchen/laundry rooms.

Does this sound like a vent failure? Am I supposed to be cleaning out the vents on a regular basis?

Could this all possibly be caused by some other problem?

We had the main drain rooted last year after we got waste backed up into the bathroom shower (bathroom is near the main stack).

Thanks for any help you can offer.

A gurgle at the sink would indicate a blocked kitchen vent. Sounds like you should have ALL your vents and drains plus the main snaked out. You shouldn't have to snake the vents on a regular basis.. If you have to mthat would indicate a basic flaw in the plumbing design. Regards, Tom
