Hi!

I plan on purchasing a two-floor home (which will be built in the next 6-8 months) and I would like to have installed a HVAC unit that would allow me separate controls of the air temperature for each floor. For instance, I would like to have the option of heating/cooling one floor only, when I need it. I can only hope that I made myself clear (put differently, something like dual-zone climate control that's available in some car models). Would someone, please, let me know what is to be done (such as the type of HVAC, the number and type of thermostats, wiring, etc)? Many thanks in advance!

When you speak to your contractor just tell them you want two zones. This can be accomplished in many different ways. Inflatable bladders,motorized dampers etc. naturally you will end up with two thermostats. You can also have a many zones as you want but cost will be a factor.

If I were building a two story house I would have one complete system cover the first floor and another separate system for the second floor. This solves many problems but it also costs more $$. You get what you pay for.
