Let me get this straight, your sister bought a house, optioned it to you. You put in $12K in improvements, then she kicked you out and leased it to someone else?

Based on this, you might be able to place a mechanics lien on the property.

You have to sue her. Get a lawyer. How would a lien help you? Lien makes it where she can't sell the property until the loan is repaid.

A mechanics lien can be filed without filing a suit.

Its filed with the county clerk in the county where the property is located.

Thank you ScottGem, I will try that. I also have e-mails of her promising me the re-pay of my money. Im so glad this is here, I really didn't know quite where to start.
