Okay, my problem is. My husband and I agreed to let a married couple move in to one of our mobile homes that we own. We are in Virginia, by the way. There was and is no lease, or any contract. The husband has left, and the rent can't or won't be paid by the wife. We asked her to leave the premises and she told us to call the law about it.. LOL I am online now, getting ready to download a "Notice of Quit" form, with no lease, We can do this. My question is, how long does the law permit for her to stay after the "Notice Of Quit" is given to her. Thanks for your help, Michelle

I rent out an apt attached to my house you need to actually evict her lawfully and it can take up to 90days if she fights it every step of the way

Okay, thanks for your help. Although, I have many concerns. The lot that the trailer is on, is behind several months lot rent. Which we just found out we are responsible for because management has changed hands, and the tenants original agreement with the old management no longer stands. We have served her personally with a "Notice to Quit" form, which gives her 5 days to make things right or vacate by October 8 th. She called the police on my husband the other night, she says that he was harassing her about her intentions on leaving. The police came out and told us to go down to the courthouse if the "Notice To Quit" doesn't work and get an "Unlawful detainer". It's a big mess, because now we are out of three months back lot rent which is $295.00 per month, that is with late fees added.
