Hi,
My brand new home has a leak. Water on the garage floor leaks into a room directly underneath the garage. The driveway is constructed as a "bridge" driveway, and water or snow falling on the driveway also causes leaking in the room under the garage (even if the garage floor itself is dry).
So water from either outside on the driveway, or in the garage itself, somehow ends up leaking in the room right under the garage (the main leak site lines up with the REAR wall of the garage, but there are water stains all over the ceiling of that room, which is right under the garage).
My builder (the house is still under warranty) wants to put a "flexible coating" in the garage to fix the leak. To fix the driveway issue, he wants to put a drain where the driveway asphalt meets the garage cement slab (there is a slight downslope so water puddles at this seam).
I am hesitant to accept this as a permanent solution. This is a brand new house, and I consider this a construction defect. So I want the construction defect repaired... not just a bandaid type of fix.
I would appreciate as many expert opinions as I can get, as I have to convince my builder!
