I have recently decided to get an apartment and the leasing manager has walked me through all of the steps to do so. I paid my deposit, application fee and administration fee up front like he asked me to and then wa told where to go to switch the utilities into my name and was sent to do it. I was also told to schedule my furniture to be delivered. The next day he called and told me that my application was denied (code 109). Was he supposed to take all of the money and have me prepare to move in prior to running my application? What can I do now?

Typically the app fee is the only thing you pay before approval... you should get all money with the exception of the application fee back... did you pay in cash or by check?

As angel said, he should have only collected the app fee. I'm wondering, did you give him ONE check or multiple checks. If the latter, he probably didn't cash the deposit. Its also not clear whether this was a deposit to hold the apt or a security deposit. And what is the admin fee?

Without really knowing what those fees were for its hard to tell.

What does code 109 mean?
