I run a restaurant and have had many complains about how cold it is every time somebody
Comes in and out of the restaurant in the winter time.

I would like to put a breezway. By doing this would I have to pay for all of the expense or will it be half me and half the landlord or all landlord?

Or is this something I just have to negotiate.

All your expense AND you may have to pay additional rent monies to the landlord in rent if you are allowed to install it on additional space of the landlord.

It's a matter of negotiation. But you can make a non permanent structure. There is a pizza place near where I work that has a similar setup. Its essentially a fe 4'x8' lucite panels, that attach around the door providing a wind break.

Such a structure might not need landlord approval, but would probably need city approval since it would be on public sidewalks.

On the other hand, your landlord might like the idea of improving his property with your money and might agree to share the cost.

Thank you very much.
I talked to the landlord and he will be paying for the breezway!
But he said he will be choosing the design, color etc.

He eats quite a lot at the restaurant and he said he was thinking the same thing!
