You have typos for dollar amounts, so let's clarify that first.
Second, you don't say what you are selling! Building? Well known name? Or just your services as a consultant?
Third, assuming your numbers are 450,000 to 1,100,000, that's quite a range, and it matters a lot what they were the last 2 - 3 years. Net PROFIT matters.

For services as a consultant, give her X hours over X span of time for a flat fee, and an hourly rate after that.
List each of your topics above and how much of the time allotted will go to each topic. Include a Q & A as the last slot.
Don't let her bog down in one topic so that you cover your list and she doesn't feel cheated out of the others. She can take notes and ask questions at the end.

I would say find another industry preferably not one where you are giving advice since you are unable to organise your own business you should not be let loose in another's, that is advice from a real consultant
