What is the difference between an owner of a house and a grantee? My name is listed as owner but my name and my wife's name are listed as grantee. Who owns the house? If one dies does the other have ownership?

How, exactly, is the title listed. A grantee is someone who is being granted ownership. So its confusing to have 2 grantees listed but one owner. Did you ask the county registrar?

Why was it transferred at all?

"Grant" is another word for "give", or "sell". Thus, in the deed, the persons who are being sold the real property are the "grantees". They are the persons who are, by the deed, being made owners of the property.

If in your deed you and your wife are named as grantees, both of you are owners. If you want to be sure that, when one of you dies the other one becomes sole owner, you should have your deed re-done providing that both of you are grantees "as joint tenants, with right of survivorship, and not as tenants-in-common". Joint tenancy between husband and wife is also known as "tenancy by-the entirety".

The court says I won the house. But, the bills from the tx department sends out bills to both my wife and me. Is this an indication that we jointly own the house? Thank you for your patience.

Please respond in this thread instead of making new ones. It is also not a good idea to post your full name on a website message board that is open to the public.

Please explain the circumstances regarding the court order. Was the house part of a divorce settlement or another court proceeding? Is your wife supposed to be an owner of the house?

What court? If you want out help, you need to explain the background here. Also any question on law needs to include your general locale as laws vary by area.

As AK said, the grantees are those being made the owner. If the tax bills are listed in both names, then its likely the county recognized joint ownership. Without knowing what court and under what circumstances its impossible to help further.

And will you please stop starting new threads with the same questions. If you have any followup, please reply to this thread. Also, its not a good idea to your your full name on a public Internet post.

You "won" the house in a divorce? It appears to me that you or your attorney neglected to record the decree or, if required in your jurisdiction, to get your (ex?) wife to execute a deed to you, and to record it.
