I have lease that doesn't en until the mid of march its been a month that I had some one move into the extra room I have I signed the lease for 400 a month for the two bed room can the landlord raise my rent without writing up a new lease or before the lease is up and can I get evicted for not paying my rent on the date its due but before the month is up like it stated in the lease month is 400 a month and 50 more if its late

No, the lease cannot be revised without your consent.

You can be evicted if you fail to pay by the due date. The late fee is probably in additon to the eviction option.

Does the lease allow you to sub-lease?

We need to know your state, and what kind of housing it is - public, section 8, or private. And how many units in the building, and does the landlord live in one.

The part about paying rent after it's due but before the end of the month is easy - yes, a landlord can evict for late payment.

The part about taking in a roommate depends on the above questions, and also what your lease says about it. In same places, the lease can say you can't have roommates and in other places you can have them, regardless of what the lease says, but depending on the type of building.

No, the landlord cannot raise your rent while a valid lease is inn effect. However, If your lease doesn't not allow you to take in a roommate, then he could evict you for breach of lease.

Rent is due on the due date. If the rent is one day late the landlord can give you a 3 day pay or quit notice. If the rent is not paid in full within the 3 days, he can file for an eviction order.

Sounds like you need to get rid of the roommate or agree to a raise in rent.
