Hi, we are having a problem with high water pressure in our house. We had a dishwasher installed and the plumber found a leak under our crawl space that he fixed. Then a few weeks later our water softener in the garage blew! (What a mess that was!) he then came back and replaced the pressure regulating valve. We still had high pressure and he came back and replaced the expansion tank on the water heater. The pressure is still high at 85 psi. I have spent about $1000 on a plumber and still have this problem. Help!

Hello Snubber,

85psi is not overly too high water pressure and should not cause the problems you are describing.

If your pressure remains high even after your plumber installed new residential Pressure Regulator than two things may have happened: Pressure Regulator is for higher water pressure and is not adjusted down to 55 psi. Or it is a bad unit.

I would call your plumber back and ask him to measure pressure BEFORE regulator and AFTER regulator. Also, I would ask him what model Pressure Regulator he installed and whether he adjusted it down to 55 psi.

Hope that helps... Back to you... Milo
