Ohio Landlord: Is a breach in contract by tenant for failure to maintain lawn-thus resulting in the city charging a fee to LL/home owner grounds for eviction?( Lawn maintenance is stated as required by tenent in the lease) I want to issue a 3-day "cure-or-quit" notice then start legal eviction process if lawn is not mowed. Can I legally do this? The rent is now 15 days past due and I was going to issue a 3-day "pay-or-quit" also.

Sure - if the tenant is required to keep the lawn mowed and does not, the tenant is in breach.

You don't even have to prove your version of "mowed" vs his version if the City has cited you, charged you and done the work.

Yes, evict him according to Ohio law (which you seem to know).

I would say so, to both.
Get the lawn mowed, document the date, and take a picture too.
