We put our son on our deed (we have life time interest)and now he doesn't want to have anything to do with us so we want his name gone..

The only way he can be removed is if he gives you a deed transferring his ownership interest to you. You "sold" him an interest in the property and he has to "sell" it back to you.

... and he has to "sell" it back to you.

If he wants to, that is. If you are willing to pay him what he wants for it.

After all, it's his now, just as much as it is yours.
