Question #1;
I live in a mobile home community and own my home free and clear. I have been living here since 2009 and have a month-to-month lease. I decided to re-read over my lease this month and noticed a clause that states 'Any mobile home 15 years of age or older must be removed from the community immediately (actual wording)'. I am wondering, based on the laws of my state, are they allowed to do such? The mobile home was made in 1998 so it is currently 14 years old.

When I originally purchased my home from a mobile home center (Holiday Homes), I was told everything was in perfect working order and the only issues were some holes in the wall and the carpet needing to be replaced. They even put one of those B stickers on the outside of the home certifying its electric, plumbing, heating, a/c, etc etc. Since purchase, I have been forced to replace the entire heating and a/c systems and now I am finding out that my front door had been rotting all this time. I found this out because I have been forced to slowly replace all of my light switched (they click and spark when you use them) and, in the process of replacing the one next to the door, I ended up noticing that the studs by the door and all the way to the floor, are completely water rotted and black. This means I am going to be forced to replace my door and get my studs replaced (it is a 16x80 single wide, which means this wall is a load bearing wall) in order to prevent further damage to my home. Also, I have found out that my mobile home is not level because a bunch of my doors won't stay closed and also, a stud in a wall in one of my rooms is leaning off center (it is centered at floor level but about 2 inches from center by the ceiling).
My questions in regards to this, is there anything I can do to the company I purchased this place from? I read on another forum that one has the ability to sue for up to 4 years (SoL) from the date of purchase, however; I'm not sure exactly what that law entails. Would I be able to sue them for all of my costs due to heating, a/c, and electric repairs? Can I sue them for the repair of my door and walls and even for the cost to get the home leveled?
Any and all help is appreciated and any links to actual law would be helpful as well.
