I am a sudi national living in Kuwait. My father passed away in 2000 leaving landed property for me, and my sister and my mom. Now we want to sell the same . How can we transfer the deed to us and sell it

While this is an international site, I don't know if any of us have any familiarity with estate law in the middle east. So I believe your best bet is to contact an attorney specializing in real estate or estate law where the property is located.
That being said, much of the world's laws are based on English common law. So if your father left the property to you, that implies a will. A will would probably have to have been probated according to local laws. This means an executor would have been appointed to manage the estate. That executor would have been responsible for transferring the property to the beneficiaries of the will. Since your father died over 10 years ago, this should have been done by now.
Are you sure the property was not transferred? Do you know if the estate was processed and, if so, who processed it? Can you check with whatever agency is responsible for registering deeds where the property is located to see what the current title is?

I really don't know whether your nationality is relevant, but I'm curious: Are you an Indian national? Sudi (http://en.wikipedia.org/wiki/Sudi) is a town in India, correct?
