My question is, if a tenant is evicted for non payment of rent, are they still required to pay the remainder of the lease if it was a yearly lease?

If a tenant is evicted through the courts, a judgment would be rendered in a fixed amount. If the landlord failed to make a claim for the remainder of the lease, then he's out of luck. He only gets one bite at the apple.

However, if a tenant just leaves because the landlord serves notice upon him, then he's obligated for the remainder of the lease.

Yes, the lease is a contract, the terms stated in the lease are binding against the leasee, evicted for non-payment is a breach. The leasee is respondible for the entire amount. If stated in the lease.
