My roommate gave her 30 day notice that she'd be moving out a couple of days before the end of last month. She said she'd be moving out at the end of this month. Today, she told me that she wasn't moving out because her "preferred" apartment wasn't available until August 1st. Unfortunately, I've already made commitments for the space and told her that I wouldn't be able to let her stay, but that I'd be happy to help her find another space. She continues to demand that she will be staying and her behavior has become very odd, aggressive in fact. She's making threats about her legal rights and keeps telling me that I have to give her 30 days notice and that her notice is not applicable. We have no written lease, only a verbal agreement to give 30 days notice. How do I respond to her bizarre perspective. At this point, she said so many crazy things and has made me feel so uncomfortable, that I'm actually a bit frightened to have her stay here. Advice needed, please!

Your tenant is correct - kind of... Here's the truth, and I would lay it out to her exactly this way... You've made a commitment based upon HER commitment... IF you're sued because you can't keep YOUR commitment, then you'll sue HER because she didn't keep hers...

I don't know HOW it would work out.
