I have had tenants leasing a house for 6yrs. They pay rent on the 15th of each month. On the 27th of this month, May, I received an email giving their notice stating they would be out June 15th. I live out of state and had to scramble to find a flight to calif and not having the full 30 days to advertise for a new renter and do any cleaning and repairs that may be there, I am wondering what my recourse is. They paid the rent from May 15th to June 15th but 6yrs ago they also gave me the then, "last months rent."
How much of that money are they entitled to or can I deduct the 13 days from the total.
They also gave a security deposit. We are on good terms so I don't know why they didn't give me the full 30. I have lived out of state the entire time so we communicate on everything via calls and emails. Thank you for your help.

CA requires a 30 day notice. Therefore. They owe rental to June 27 at least. You could tell them they are required to give you written notice, but I really don't see the necessity if they have been good tenants otherwise.

You can deduct the prorated rental (CA allows pro-rating as I recall) from the last months rent and security deposit.

If they give you a hard time over deducting the prorated amount, tell them you could have required written notice but gave them a break.
