Thanks for the help with LMR.
I saw a list somewhere showing what is normal wear and tear after 1 yr, 2 yrs, 3 yrs... etc and the replacement or repair or painting that the landloard will be responsible for when tenant vacates. It may have been a California Laws site??
Can someone provide a brief list or where to find a printable one?

I've never seen a list - only a formula. The formula seems to be reasonable and is accepted by most courts.
It goes like this: Let's take carpet for example. If brand new carpet in a rental unit should last 10 years, then normal wear and tear, say after 2 years, is 20%.
It's true, that a tenants idea about what constitutes 20%, and landlords may differ. That's what courts are for.
Furthermore, I don't believe any state REQUIRES landlords to maintain their premises according to a mandated schedule - not even liberal California. If such a list exists, it's nothing more than a guideline.

There are a few states that require painting between every tenant. ( some require it only if the rental is though a government program)
But in general there is no law that requires replacement of carpet or any specific repair because of a time table, merely "in working order" or "livable"

Check the Nolo Press website - it may be there. I have seen it but it was a long time ago and I did not keep or print it.
