She has told us she can't afford to move,she can't afford to rent. She is also living rent free. Me and my brother want to sell what can we do, if we take her to court will we end up with the bill. We are going to loose the sale of the house if we just let her stay in the house.
Estate Agent won't deal with us know because my sister has torn down the bill board that say's sold.

Assuming SHE is one of the Three on the deed, you are going to have to force a partition lawsuit through the courts. She's not going to like it... but one person can't hold the other owner or owners hostage.

And in the end you or the buyer may still have to formally evict her. Depending on how this is handled. Without a lease. She would only be able to mooch for another 30 days after being served by the new owner(s).

I however can't answer you on the timeline that would take. But someone else should be able to guess.

I see you mentioned "Solicitor" THat means you are outside the USA or Canada, so the eviction laws WILL vary.

I had assumed USA as where this was.

Talking to a Lawyer (Solicitor) without wasting more time is in your best interest now no matter where you are.

I was a LOT less familiar with Estate Agent (but should have been) than I was with SOLICITOR.
