No, they shouldn't be able to enter the premises, except in an emergency, without prior notice to you. If the LL enters the premises you have a right to know about it. The ability to disable the alarm would enable the LL to prevent you from knowing. So I would tell the landlord "no".

Are you talking about a fire alarm or an intrusion (burglar) alarm?

Does the alarm make a loud noise which would be a nuisance to neighbors? Have there been false alarms?

b) you invite him by asking him to come and make repairs.

If you have a good relationship with your landlord and you are confident that his maint. People will not mess with or steal your stuff, then give them the code.

Regardless, they can still get into your apartment if and when they need to, so if you are satisfied with the landlord and the maintenance staff, then my suggestion would be to give them the code so that you are not charged for alarms that they set off when they come in to do repairs (that you have reported to them) or emergencies.

If the landlord needs to enter for an emergency, and the alarm goes off, the company you pay for monthly service will charge you for the call.

If you have a maintenance request in the future, you'll need to either be there for the maint. Person, or give them the code.

... so in short, NO, you DO NOT have to give the landlord the code... but that will not stop him from entering. Just keep that in mind.

Depending on the type of system you have, you COULD have your alarm company supply you with an additional code or two that can be tracked... In other words, if you find some stuff missing, your alarm company can tell you WHICH code was used and WHEN. That'll help you track down WHICH maintenance person ripped you off.
