On 1 Oct 2010 I rented a mobile home to a couple who had just lost their home through foreclosure. They moved in with nothing we provided them with all the necessities for a couple of weeks. The rent was $450.00 a month and security deposit 450.00. We allowed them to make payments. However they could not pay the November rent but promised to pay it and the electric bill by Nov 7. Then on 2 Nov they notified me that he was changing jobs and would be away for a week but would pay all they owed on 9 Nov. We did not see or hear from him until 18 Nov when they came in and started moving out. They now refuse to pay any rent for November and for the two months electric bills. My question they still have some stuff in the mobile home. I do not know how to reach them. Can I change the locks and get rid of their stuff. We had a rental agreement that stated that a 30 day notice was required to to break the rental. This is in

I would assume they have moved and abandoned the place and therefore change the locks and re-rent it. But I don't advise throwing away their stuff.

The issue will be moved or not moved, or merely away.
I always still evict, have notice served for non payment, it can be posted on the door without being served in person, and then the court orders an eviction, the court officer comes out and everything is set to the curb.
If not, you open yourself up to them claiming you stole their things, you did an illegal eviction and more. Many people who try to live rent free know every loop hole and wait to find good natured and caring landlords they can cheat and get the better of.
Also while would they have "nothing" after just being foreclosed, when you are foreclosed, you still have all of your furniture, your food, clothes, you have everything but the house.
