My wife and I purchased a foreclosure and the front porch has a couple of ledges. Well some of the neighborhood kids sit on these ledges or the stairs sometimes. The problem is that these ledges are very unstable and have to be repaired. If enough pressure is applied, one can tip them over. I have told the kids not to sit there anymore but they still insist on sitting there. Now what can I do legally to protect myself from any lawsuits or injury's? Should I just seal the porch off or have some kind of affidavit signed or ?

Forget the affidavit, did you think a kid can sign one? If you own proeprty that may be an attractive nuisance you need to board it up to avoid liability. No yellow tape or warning signs will take care of keeping folks off your dangerous ledges, cover them with plywood.
