We have a house in CA that someone has been living in. No rent has been paid. The house is in foreclosure and we have asked him to move out. He refuses to move. What do we do to get him out. I am the owner and am now living in my parents house in Indpls. IN

No a great idea to post your e-mail address within your question. Do you know the evictiion laws for CA? California Tenant Law - Free legal advice for California renters' rights (http://www.caltenantlaw.com/Eviction.htm) No matter the curcumstances this person is a resident and must be evicted.

If the house is in foreclosure I suspect the bank will take care of the tenant, though if this is a short sale it may be on you. Talk to the bank, see if they can help?
Ultimately you should consult a lawyer in Calif. To evict the person, be very very careful if you chose the DIY route as there are some severe pitfalls you can stumble into. I am not an attorney in Calif. So I don't know the rules there, but most states have tenant protection statutes that can double or triple the "damages" caused to the renter (increased rent for new place, moving expenses, storage, etc... ) and sometimes worst of all the landlord getss tuck with the tenants lawyers billl on top of everything else.
Good luck,
