I have a 2200 sq. foot ranch house, not including the basement. I was just quoted a 3 1/2 ton A/C and a 90,000 BTU furnace. Another quote for a 3 ton A/c and a 60,000 BTU furnace. The smaller quote told me that too big a unit and I would lose the efficiency of the unit. Is this true?

First of all you need to have someone do a manual J so the size of the equipment is accurate. A manual J will take all the guess work out of your sizing situation. If the two companys did a manual J they would have both came up with the same size. So probably neighter company did a manual J. BTW a manual J is like a load calculation that takes many different measurements of your home to figure out EXACTLY what you need to size wise so there is no doubt as to the correct size of your furnace and A/C unit your home needs. Please read the attached below and go from there.

I would say both estimates are low. If you are wanting to finish the basement. Are you saying you have 4400 sf?

If I would finish the basement, yes I would then have 4400 sf, however, my husband is 6'8", so we have no intention of finishing the basement. He just doesn't quite fit.
