I have the oppurtunity to bid a pretty big commercial cleaning job 296 offices, 59 bath rooms15 kitchens 32 waiting areas. What is the best way to bid this job.

The first thing I would do is try to eliminate the sq ft that does not apply. If the sq ft they gave you is for the whole building then there are many areas that you will not clean such as: mechanical rooms, furnace areas, closets, electrical rooms, closed office areas, etc. This will reduce the total sq ft to bid on and will be the net 'cleanable sq ft'.

I suggest that you figure it both ways (sq ft and hourly) to arrive at a doable rate. In this economy many companies are bidding very low just to get the job, then worrying about how they will actually do it, not good but that is how it is.

When figuring the hourly rate obviously figure how much sq ft can be cleaned per hour. BUT take the time to actually look at the whole building; corridors, open areas, less dense areas, etc can be completed in much less time.

Is this building a general office building? Are there any areas that require intense cleaning such as labs, medical, very dense areas, etc? Are the specifications 'tight"? I mean look at the frequencies of the required work overall, this affects the pricing.

And lastly, is this a 'Class A, B or C' building? Class A requires much more work, care and time.

Class A: Lots of marble, expensive wall hangings, lots of glass, etc.

Class B: A general office type building.

Class C: Pretty much cheaply built and may be run down, bad, dirty ripped carpets, etc.

Also, Are you responsible for the floor care? VCT, other hard floors, carpet cleaning, windows, etc?
