View Full Version : 60 day notice and apartment neglicents on tenants

Hi I been residing in a apartment complex in atlanta and I'm not satisfied with the treatment I'm getting. The maintenance on the complex is terrible, its crime here and also I don't think its fair that new tenants get treated better than th old. I use to pay rent with all utilities included but we paid sew water and trash. Now that they been making changes to the complex so it can look descent for the new tenants there making us now pay electric and gas. My problem is I received a letter under my door staing if I renewed my lease for another year and get rental insurance by a certain date I can't remember the specific date I have to find the paper, I would nt have to pay the utilities how ever sewer water and trash always been included in my rent. So since I don't have that paper if I can't find it then there telling me I have to pay what the new tenants are paying. Now my problem is that myself and others are complaining that there not receiving there mail niether. So my question is how am I too pay a $900 and something bill that I never received in the mail and due to there negligence of not getting the mailbox fixed and its still broke for months now how do I go about paying the bill now that I get a notice under my door staing they will not take my rent until I pay the other company for the utilities? Not only that but I signed a year lease in wich I was told was up in a letter I was not aware I had to give a 60 day notice? I thought it was 30 days so there saying I called on jan 18 2010 and I verbally said I didn't want to renew my lease so there now saying there doing me a favor by letting me leave march 18th 2010 cause they have note I called. So what can I do about leaving the complex on feb 28 2010 that's the day my lease is up? I don't feel its fair I'm billed an outstanding bill that other tenants as welll as I are complaining about and also making to police come out about the same incidents of our mailbox being broken into, not only that I don't feel safe here due to the terrible crimes they had in the past and current events, the maintenance in my building and in my apartment and them blaming the postal service for the mailbox being fixed when there the ones who suppose to make sure our mailbox get fixed. All my personal info, checks etc have been stolen from my mailbox and after all that there still trying to make me pay and extra month after my lease is up and pay this outstanding bill I never received. Thank you for your time.

Contact the post office directly about the mail boxes not being fixed. They will take the appropriate action.

Also, renter's insurance is not that expensive either. You can get 10K of insurance for your contents for less than $25 a month or lower if you combine with your auto insurance at the same company.

First, if you didn't read your lease or take care of an important notice like you describe, how is that the complex's fault?

And yes they are doing you a favor by not charging you past March. You really don't have very much on your favor. The only thing you have is the issue of no mail.

[1. Crime would have been there most likely when you did your inspection of the property, They are not required to have security guards, if there is crime happening and you know about it, you can report it

2. They may treat a new renter better than a old one, they may even change new renters lower rent or offer better deals, "fair" ? Of course not, but legal does not have to be fair

3. They can not change your lease in the middle of the lease, without your permission, but they can change any and all renter terms on a new lease

4. If you lost the paper and they require you to have the paper,? But you are free to move

5. what do you mean by mail box "broke" are the doors broken off, but you will have to report this to the post office

6. the fact that you failed to read the lease before you signed is not their problem.

7.? Police coming out for mail box broken in? Not in Cobb County, they tell you that is not a police matter but to contact the postal inspector, My complex had 20 plus boxes broken into on dozens of occassoins, and not one police officer ever even came out

*** you keep saying "fair" or "right" and I say so what, we are talking about LAW, what is allowed and common
