There are a lot of professionals on here and was hopping to catch a mortgages broker. Just want to know if I qualify for a home loan. I will be a first time home buyer, I am 22 and make around 38,000 a year. My credit is blimpish I believe the score is around 590-610 I've checked multiple sites and gotten a couple diff score the fico site went on the lower end of the spectrum. My question is with about 5,000 dollars down even with my lower than average credit score could I get a home loan? Also I have a fiancé who has zero credit no history bad or good. If where not married when we purchase the house can her name be put on the deed and take her credit into account also, or would that be doing more bad than good? Oh and by the way, I'm looking for a 55 - 65 k house so 5k should be more than 10 percent down. Sorry this is so jumbled together any and all answers would be helpful and appreciate.

Shop around. There are loads of mortgage bankers and brokers to help.

However, your math is off. If the house is between $55-60K then $5K is less than 10%. And 10% is a low down payment with your credit.

The good news is you should qualify for the new home buyer credit and you may be able to get a bridge loan against that to double your down payment. With your score 20% is a more viable down payment.
