I want to terminate my lease firstly because I have spoken to my landlord on numerouse occasions about the leak in my bathroom ceiling to no avail... I have recently told him about it as this time it was worse... he inturn was very rude to me and said that I should shut up and listen... I don't think that I can carry on renting from him as our respect for one another has been lost... how do I get out as I have a lease in place till June 2010

You send the landlord a letter stating that you have reported the problem of a leak in the ceiling several times. Document the leak with pictures. Tell him that if he does not repair the leak within one week, you will consider him in breach of the lease. And that you will be moving out within 30 days.

If he does make the repair, you will have no choice but to stay until the end of the lease unless he is willing to release you in writing.
