View Full Version : What are Rights for Over 55 Living in Mobile Home Park

I live in an over 55 mobile home park, and each month we have a problem with our water. A pipe is broken, and the entire park is turned off, usually about 8-10 hours each month. Sometimes we are notified, sometimes we are not. Yesterday 9/16 we were told we would be without water from 9am - 4pm, which means no restroom, no cooking, no shower, etc.. . totally without water. At 1:00 am on 9/17 we still had no water, but the management didn't contact the residents to advise them, we had to call Nevada Water District to find out. They advised us that the repair the park made didn't hold, so the park told them to leave the water off. We have now been without water for 20 hours, and still have not received any word from our park management.

I am 60, work and am unable to take a shower, brush teeth or anything... and told management last time this happened (last month) that I was going to get a motel room and take it off my rent on the first (and include my receipt with my check) and was told that I couldn't do that... that I must just go to work without a shower ("I've done it" said the manager, who of course doesn't live in our park).

Is there any legal action we can take to remedy this? We have all older people who are basically retired, some are ill, and pay between $ 800 - $ 850 per month for our space (which includes our electric and water).

Instead of making the repair correctly so that it doesn't break in another place, they just go from piece to piece, with this kind of problem each month. I have been dealing with this for almost 5 years, and I own my mobile and just rent the space from the park. I know in California you have the right to make repairs or spend 1 month's rent per year for cases such as this, but I'm not familiar with the law in Nevada.

Our entire park would appreciate any knowledge anyone has regarding this issue and thank you in advance.

Your age isn't a factor. Contact a real estate lawyer in your area to see if there's anything that can be done. I'm not entirely familiar with Nevada law but I don't think you can force your landlord to repair something if it's not broken yet unless it's not up to state code or is a safety issue.

Legality aside, if you've been "dealing with this for almost 5 years" and "each month [you] have a problem with your water," I would think that you would keep a gallon of water on hand so that you can brush your teeth or get a drink the next time this occurs. It may be an inconvenience but at least you'll be somewhat prepared for the next time.

Contact the local Fire Marshall as this is a very unsafe condition having NO water to fight a fire with. One time when I lived in South Florida in a very large (1,200 lots) mobile home park with their own private water supply we continuously had no water similar to your situation. When I called the local Fire Department and spoke with the Captain, he was put on "high alert" and actually had personnel in the station sitting in pumper trucks just in case a fire broke out. Guess what? The water company for the park was told to get their act together ASAP or risk heavy fines for not a) notifying the fire dept of no water and b) not properly having the water supply fixed. After my conversation with the fire department the park I lived in had mysteriously no more water problems. Wonder why?

Try that and see how far you get. Probably further than you think!!

Also if this is a regular issue, why don't you have water stored, heck it never happens here and I have 40 plus gallons of wather stored for emergancy use.

But water pipe issue can'[t be helped both city or private
