Does the owner of a rented home have to replace carpet every five years?Can then sue a tenant for full replacement of the carpet after renter maintained and had normal wear and tear?

If every landlord replaced the carpeting every 5 years this would be great. Unfortunately there is no law saying that they have to replace the carpet even if it's threadbare and has holes in it.

As a landlord I am glad I don't, since many carpets can last 10 or more years.

But they can not or should not collect for "normal wear and tear" but that is the issue what is normal, they can for any stains or spills that can not be cleaned out professionaly
