I have an intresting situation I lived in California and lost my business due to the economy in this I also lost my house to foreclosure. I picked up my things and moved to Oklahoma and bought another house, and the owner was willing to owner finance. Now that I have filled a chater 7. I need to think about getting a loan throw a bank. How long do I have to wait or should I wait until I try to refi?

Did you file before or after moving to Oklahoma and obtaining the new house? Has the bankruptcy been discharged yet? Are you established at a local bank... if so, is it a national bank that you might have some history with?
Rates are good for refinancing, but with the bankruptcy and previous foreclosure it may prove difficult to obtain a loan just yet. You can certainly shop around to see who might work with you and give you the best rate considering the recent history.

I'd wait until the discharge and check around with your local banks and lenders... you may have better luck with your personal bank... and see what they have to say. Things can be tough even for those with quite good credit these days.
Anyone you know who might be williing to co-sign on a mortgage with you? That might be another possibility for helping you get a loan and maybe a better rate. Of course it is a substantial risk for the other person.
