View Full Version : Reasonable,fair price to paint a one bdrm. Apartment?

[F]I recently moved out of a one bedroom apartment. I cleaned it very well. I touched up the walls because it only needed a touch-up. The walls were in good condition. I'd only lived there a year, so only normal wear & tear was done. I had the carpet professionally cleaned. There were some spots that did'nt come out with the initial cleaning. So I understand that the spots would have to be treated. My deposit was $900. I was so confident that I did an exceptional job on cleaning the apt. that I did'nt take pictures or even do a move-out walk through with the manager:( To my shock and astonishment, I was charged $477 for what I was told was a four hour paint job!! That to me is absolutely unfair. My question is what is a reasonable price for a paint job for one bedroom in great condition?

I doesn't matter what we say. If the landlord can produce receipts showing this is what he paid then you are on the hook. Ask him to produce copies of the receipts. How many sq/ft are in this apartment, the term one bedroom doesn't say enough for us to be more precise.

In Canada You wouldn't be charged for painting as it would be normal wear and tear, unless you painted a different color.
Damage deposit is for damage not normal wear and tear, fixing holes in the wall or anything you damaged or let to be damaged. i.e. leaking water or thing that you should have told the owner.
I don't think you should be charged for painting.
