My tenant's rent was due on the 1st of the month. His phone has been disconnected . My son went to his house last night and asked the daughter to have him call me. He will not return my calls. I tried his cell phone, which I guess was a work cell phone and the guy whom answered the phone said the guy no longer works there. I'm just trying to find out if I should go through with an eviction notice since he will not answer my calls or respond to anything we try to do.

Have you given a five-day notice?

You can always evict someone for non-payment whether it be day one or day 6555.

Why have you waited to give them written notice ?

Do you have a written lease or written rental agreement if so, what is the terms for late payment

If your month to month the client has to go if under 30 days start eviction asap it could go for up to 6 months so don't waste a minute
