View Full Version : Foam roof leaking--repair/sealer

Foam roof with another roof underneath (I think it is a roll roof, asphalt based). It is a flat roof, coated with elastomeric roof coating. Leaking in two places and can't find where they originate from. There are some areas that are bubbled and some that have a circle approx. 4-8" round that go down about an inch. (Foam is about 4-5 inches thick).

I thought these roofs could be re-foamed in areas and not need replacing and just re-sealed every few years. I tried re-sealing it using elasatomeric roof patch and roof coating recently on two separate days and each time it rained the next day and washed much of it away. Apparently, one of the leaks actually go worse. HELP!

Someone said elastomeric doesn't work on flat roofs without ANY slope where water pools. On the market there is mesh, caulk, and other products. SUGGESTIONS?

I have had roof quotes for replacement (everything from rubber roofs to torch down roll roofing in ranges from $10,000 to $38,000). The one company I found that does foam roofs hasn't shown up in a month after a few calls. Meanwhile, the tenants are trying to run their businesses and one (with a minor leak) moved out. Can't keep replacing ceiling tiles either! Your assistance is appreciated!

I think that elastomeric will seal it if you have a small unknown leak source.

I would wash the roof with TSP good let dry for a day or two and pour the elastomeric on full strength with a paint roller.
Pay attention to any opening and give them a heavy dose, as this probably where your leak is.
