My wife and I bough our house 6 months ago and I am becoming concerned. It is one of the old, in town trendy homes that come with a lot of character an obviously a lot of problems too…
Basic info on the home (all work listed is within the last 3 yrs):
·1938 YOC
*Brick home (upsatairs addition has a wod siding)
·Second story addition
·Electrical and plumbing both updated
·Basement was dug out and has a rough finish (electrical, plumbing, concrete slab, 8 inch footers (I think that is what they are called – they run the perimeter of the room and are made of 8 inch think concrete)
·3 steel poles added to the basement for support (which, per the structural engineer, were raised about ˝ inch to high causing a slight hump on the first and second story – much more noticeable on the second story)
Here are the issues:
1. I pulled back some of baseboards in our kitchen nook last night to find the worst stench that I have ever come across(no water lines in this part of the kitchen).
·All of the baseboards that were located on a perimeter wall (the walls facing the outside of the home). So, now I am concerned that all of the baseboards on perimeter walls are going to have the same problem, as many are beginning to separate from the wall). The other concern is that I have no idea where this water could be coming from..
2.There is a big crack in the bedroom directly below my office. The crack starts at the base of the ceiling in the corner of a wall (another perimeter wall(brick w/ plaster)) and then zig zags all the way to the baseboard.
*My concern here is that the foundation cannot bear the weight of the upstairs addition. This concern is enhanced by 9 various cracks in the basement footers, all of which run from the base of the wall, across the top of the footer, and all the way to the ground. Additionally, there are a couple of cracks in the basement floor. Also, with heay rain, we get a few wet spots in the basement.
3.Finally, there is not a sub floor upstairs.. The hardwoods are attached to the floor joists and there is a tremendous amount of “spring” in some spots. In fact, one just recently cracked down the side..
. Worth noting, I do believe that the hardwoods are the originals from the attic. Although, I could be wrong, as it would not make much sense to install flooring in the attic…
Can anybody lend some insight on these issues, any of them?
