:rolleyes: My mom wants to put my name on her real estate deed (her home). She has life residency. Will a form on the internet be sufficient? She is 88 years old.

If she is worried about the outcome of her age and health, suggest you may want to get a Power of Attorney so you may sign for her in case she is unable to do that soon. I believe you should have a notorized name change so you must use an attorney.

In my only experience with a lifetime tenancy the person residing in the home (in this case your mother) was allowed to stay in the home during her lifetime. Upon death the house was inherited in accordance with a trust document or Will.

Unless your mother owns the house outright she cannot Deed it to someone else because she doesn't own it.

Judy is correct, if she has a life tenancy, then she actually does not own the home, it would be owned by someone else who got it when the previous owner died but she was to be allowed to live there.

You need to go to the recorder of deeds and get a copy of the current deed and see exactly who owns it and how it is owned.

Your Mom can only convey what interest she owns; you should get a copy of the deed, and, if you don't understand it, get competent legal advice.
