You cannot add your Bf's name without his father's consent.

His dad may sell him the house, his dad may sign over partial ownership to him, or he may merely do a will and leave the house to him when he dies.

The father can hire a real estate attorney and/or a title company and have them do a new deed in both names.

Maybe at this point so long as he isn't in long term care facility then he could make out a living trust. They are pretty cheap and not a hard document to read and can avoid a lot of taxes ( depending on where you live ). Either way it might be best to get a lawyer for legal advice and float the different ideas around.

... also assuming the father is capable of transferring the property.
