Hey,
I just recently sign a year lease at Campus Edge apartments in Raleigh NC on March 28, 2008. Today is April 3, 2008 and I got an outstanding offer to live in a house near campus. So I went to Campus Edge's office to see if I could get out of the lease since it has only been seven days ( only 5 business days not counting sat. and sun.). They said that I could not unless I paid 85% (almost 5 hundred dollars) of the first months rent. Is there anyway to get out of the lease without paying any penalty charge?

No, in fact that is the best offer to get out of a lease I have ever heard.
They could make you just stay there for the entire year, and at the least they should expect the entire first month rent.

So you should be jumpting at the chance for such a great deal to end your lease

No, I am moving out of my old apartment in may, the lease at Campus edge doesn't even start until August 08, I'm trying to find someone to sublease right now, any more advise??

Does your lease allow you to sublease?

If your lease allows you to sub-lease... then good luck. However not many leases allow this. In such a case, you need to speak to your landlord asap. Both of you need to negotiate a termination agreement. BTW... you know that if you do sub-lease, you are still responsible for the lease terms and essentially become the landlord for your sub-lessor.
