I co-signed a lease with my girlfriend and now I've left but the landlord won't take my name off the lease unles I pay a month's rent as a good-faith gesture.
My ex-girlfriend has moved her new boyfriend in and says she'll pay the rent.
What do I have to do to get out of this miserable relationship?

Quick answer -

Make the landlord happyband pay a months rent or stay in the apartment until the girl friend or new biyfriend gibve you the one months rent to leave (which you give to the Landlord)
There are some legal things you could try but your lease should have a clayse pertaing to sub letting a lease. The grief and time to go through this route are high so try to work things out with the girlfriend and new boyfriend.

Professionally speaking you don't have a strong position - you signed the lease and the landlord has every right to believe that you will fulfill it.

As Mark said, you signed the lease and a one month buyout is not unreasonable, However, the landlord can't double dip. If your girlfriend is paying the rent without interruption, then the LL should allow the new boyfriend to replace you.

Why not talk to your ex and tell her the situation and instead of her paying the rent to the landlord next time it is due, let her give you the money and go with you and you hand the money and say there's your months rent, take my name off. Your name is off, he gets his 1 month rent from you and the rent is paid that is due anyhow.

Or, is he wanting you to pay him the equivalent of 1 month's rent to take your name off the lease and that money not be applied to the rent due?

Kind of like saying, if you pay me XXX amount, I'll let you off lease.

Good Faith? You don't live there so Y would you pay rent? If your lease expires any time in the next few months I wouldn't worry about it all too much. Your X and her new BF will be playing house and probably pay the rent. I would not like a girl who moves a guy in on my old grounds like that, just imagining it pisses me off a bit. Good luck
