I have a situation and I'm hoping someone can give me advice as to what I can or should do about it. Here is my situation.
My mother and her husband has a mortgage on their home. They were going through a divorce and my mother decides to deed the property to my sister without informing the lien holder or her husband of her plans to deed this property. The reason for the deed was my mother didn't want her husband to receive any proceeds coming from the house and property when it is sold. The divorce goes through and the final decree states that since the property is community property, it will be sold and split 50-50 both ways to each of them. The house has not been sold till this day, her husband continues to pay the house mortgage every month. Now my mother has passed away leaving a Last Will and Testament. Willing her property to me, but my sister is making a claim that the property should go to her because it was deeded to her. What happens now? What can I do or what do I need to do to stop this deed.

At this point there is only one thing that you can do to protect any interest you may have--get an attorney to represent you. The information you've provided isn't very clear and I doubt that there is anything you will be able to do on your own anyway. You'll need an attorney to unravel this.
