If you are asking if you should have the title in your hands when you consummate the sale, generally yes, unless the mobile home was financed and if that is the case, then the lender that was financing the mobile home for the seller should have it in their possession.. I may incorrect and please someone correct me if I am, but if the home was financed, I would think it best if at all possible, for you and the seller to meet at that lender's office, you hand the money to the seller while there and the lender hands you the title (or some document that is sufficient proof that you are now the owner).
