More than one month ago I moved out of my apartment because the real estate informed me about selling the property. I refused to have buyers come in and out of the house at the time of the sale and still pay the landlord. I decided to move out of the apartment and gave the real estate a 30 day warning. I have lived in that apartment for over 2 years and always had prompt payment with no property damage. After I gave in the keys to the real estate she informed me that the landlord (her son) will be calling me within the month to pay the security deposit. After more than a month I called the landlord and he rudely denied me giving a 30 day notice and refused to pay any security deposit. He claimed that he lost money over those 30 days. Even though this didn't make sense because he was selling the house, I have no written contract that confirms me giving the notice. Curently all I have is the lease and I need advice on what I should do. Thank you.

You can sue, but without proof that you gave 30 days notice, you aren't going to win.

First did you have a lease or where you on a 30 day month to month rental. If you gave a 30 days notice, it would be from pay period to pay period.

The owner merely selling property is not a reason to move that allows you out of a lease. Also if your rental was from the 1st to the 30th, and you gave notice on lets say the 15th you would have owed to the 30th of the next month, not the 15th.

You did say you had a lease, so if you are in a lease, you can't just leave with a 30 day notice and he may hold your deposit and even sue you for loss rental until he sells the property or rents it to someone else.
