Hello my name is Lhatchett and I've got a problem. I have a tenant who will not pay on time and I want them out of my rental duplex. I served the 5 day pay or quit and I think that the lady's who leased the place might have left. Can I evict the person staying there or do they have any rights to my dwelling? Please help.

If the person you had a lease with left you can file for eviction, if they don't pay in the 5 days you can file for eviction.

Never at any time can you do a self help eviction.

I would think that what Lhatchett can do does depend on the laws where this situation is occurring. As such, it would be good to know the location.
