My mom owns the house my grandparents live in and has given them a life estate. Now the question is can my grandparents let anyone they want live with them?

A life estate is a term used in common law to describe the ownership of land for the duration of a person's life. In legal terms it is an estate in real property that ends at death. The owner of a life estate is called a "life tenant".
Although the ownership of a life estate is technically temporary because it ends at a person's death, it is treated as complete ownership for the duration of the person's life.
Therefore, for purposes of this question, your mom DOESN'T own the house. She WILL own it again, but she doesn't own it now. For the duration of the Life Estate, your grandparents are the legal owners and can have anybody live there they want.
