I'm making an "as-is" offer on a house with a 25x30' in ground pool with an 8x13 spa at one end of it. It is not filled. I can't see any cracks but the tile around the edge is gone in a few places by the edge of the spa where it meets the pool. The equipment is sitting out in the open (heater, filters, pump as far as I can tell) and the 2"PVC pipes that go it are disconnected. Who should I contact to look at this & give me an opinion? What is the worst case scenario (cost-wise) if all the equipment is bad. If there are cracks in the plaster can it just be re-plastered or is it a goner? I've never owned a pool before so I don't even know how to adjust the ph. Thanks.

First off do not include the pool in your estimation of value. Some pools lower value and this one sounds like a prime candidate. Hey its summer and the thing is empty, what's that about? Worse case would be removal and that could run $10K since my area requires totall removal of all concrete and back fill with clean fill. Replacing the pump, filter, heater could also run $10k. Ask the owner to give you a written statement of its condition, ignore the pool in your $$ thoughts.
