There are a lot of variables involved with making a final clean.

It would help to have additional specifics from you as to what this is concening.

The final cleaning would be the standard list for a residential project. It would include wipe down of all ceilings, ceiling fans, light fixtures, baseboards and walls. Also removal of duct covers to vacuum out vent. The kitchen would include removal of all tags from appliances, wipe down of all surfaces, removal of all drawers to vacuum out and wipe out. Removal of bottom drawers to vacuum under cabinets. Again, wipe down all walls, baseboards, ceilings, light figures, electrical outlet covers, ductwork, chair railing, and cleaning of floors. The windows would require removal of plastic and stickers, then cleaning of slides and windows on upper and lower floors. Bathrooms would require removal of all tags and a complete wipe down and clean out of all cabinets and drawers as in the kitchen. Every surface would need a good wipe down to get the hidden saw dust and micro dust. Every cabinet, closet and drawer would have to be cleaned. Every floor surface cleaned. Every window cleaned. Even the hotwater heater would have to be wiped down.

This is a residential multi-family project in South Carolina. I have not been able to win a bid in quite some time, even using the old figure of .21 cent per square foot. Some have said that the bidding has gone as low as .06 cent per square foot. There is no way that I can make a profit at that cost.

The job in no way includes any removal of refuse on the outside left by other contractors. Just a final cleaning to present the homes, as these are spec homes.

I did email Stringer to help on this thread. I do know that he's been having some trouble getting onto the site. He's not the only one that's been having some difficulties here with being on here...

Any pricing suggestions are just that, suggestions, as pricing always remains the decision of the poster.

As I am sure you realize pricing varies considerably by market, economic conditions and geographical areas. Pricing in my area Chicago may or may not apply in your area as labor, supply, equipment and admin costs are determinating factors.

Figure the labor hours per project and the add 1.60 % to cover all other costs as a quick fix for pricing.

Other factors: small job, figure more to cover basic costs. Potential for more business, remain competitive. Consider your local competition.

These are suggestions not knowing your competitive situation.
