Transfer of title to community prop?

My husband and I want to change the way we hold title to our home from Joint tenants to community property with right of survivorship so we can receive the stepped up basis when one of us dies. We have a mortgage and do not want to have to pay it off if we record the grant deed. Do I just need to record the preliminary change of ownership and the grant deed and not anything else or will this trigger a payoff of our loan. Thanking you in advance , Cheryl
