For sale by owner

Who does the paperwork when a mobile home is being offered for sale by owner and being purchased by someone who is paying cash? I am thinking about buying but don't know the proper proceedure. The mobile home is in a mobile home park on leased land. I want to protect myself but do not know how to check for liens against the title.

The mobile home should bascily be owned by title ( like a car) so beyond a sale contract ( done by seller) and signing over the title ( done by seller) what other paper work is there to do ????

If there is a lien on the title, it would be listed ( again just like a car title) right on the title.

If your areas does this different, I would not know, but where I live it is just handled as a car would be.

Check with your county clerk where the title is registered, they may be able to look on thier computer and tell you if there is a lein.

Not sure where you are but i have recently purchased one in the uk, i bought it via a estate agent, you will probably need a survey, a gas and electric check with certificate as insurance companies expect this, you will not need a solicitor as there is no stamp duty or search required. When buying cash is rather like purchasing a car, you pay your cheque and the home is yours, no waiting around as long as the owner is around to sign it over, hope this has been of help, take care, love and peace anne x

Go to a title company. They should be able to assist you on title searches and transfering title and also you will want a neutral party to handle the money transfer for you as well.
