    Hello,. my tenants left the hose running and flooded the neighbors crawl space of their home. They, the neighbors, are hinting at court action for their loss ( a fan, electricity & pre-mold control. Who is liable for this my tenants or me, the landlord? My tenants say they didn't leave the hose on, the water bill says they did. Thanks for any help... Sandra

    You both can be, first your insurance on the home should cover the liablity, as will the renters insurance liability insurance also cover part of it.

    If I was the neighbor I would sue both the tenant and the landlord if someone did not pay for the damgage without a law suit.

    Personally I would turn it over to my insurance company.
